Property Taxes

I expected the tax value of my home to increase but not 40 percent. Did anyone else get their 2007 real estate reappraisal in the mail?

Yes...we recieved ours today, and our property values went up to the tune of $ 8000.00 Shocked

Mine went up 24% and I'm in little S.Neck! Anybody else considering arguing it? Dad said he got them to split the difference with him last time on his valuation.

Thats the point Shay. If I could get 318,000 for this house I wouldn't be upset. There should be a law that says the county should have to buy your house for the tax appraisal value if you can't sell it for that amount in 90 days.

Thats why I am going to challenge it. First off, I'm on the other side of the county from Roanoke Rapids, so I think CC would have a minimal effect on housing here. Several houses are for sale, but not for what they are valuing them at. I bought my house at 5k over the previous valuation, but now it is valued at 7k higher than what I paid, and I haven't done a thing to increase the value, as far as they could tell. I have done some painting inside, etc. but they don't know that.

The only thing we can do is vote people on the city council that will cut taxes. If we don't do that we have no right to complain.

I got my letter in December. Funny thing is that my reappraisal value only went up 11%, and I live just 1000' on 125 from CC. If I recall correctly, home values usually rise faster than inflation. I don't know when the last reappraisal was, perhaps 5 or so years ago? If so, I'm surprised that mine increased by such a small amount.

I did a refi on my house this year and it was appraised 8 years ago when I orginally purchased it, the appraised value went up about 50% in 8 years. That was thru a private appraiser here in town, he di both of them and was pretty honest.......about the only thing I have upgraded has been windows, doors, and cosmetic stuff.

I haven't got mine in the mail yet.....but not looking forward to it I can say that much.

Checked mine online today on the Roanoke Rapids website.......they went up right at $30,000 from last year's tax bill. Pretty evil way to generate tax revenue, you don't increase the tax, you increase the value, either way they are getting more of our hard earned money.

But who increased the value? The housing market did. It's just that it is appraised every 5 or so years. Yeah the value keeps increasing, increasing your taxes, but so does cost of the services provided by local government.

Not really........the operating budget for 2007 is actually less than what is was for 2006, so the local government is spending less for services inside Ro Rap, thats why several folks in this town are upset. With a smaller budget, why the increse in taxes?? If you go talk to a few of the old school real estate folks here, they will tell you that the housing market here is tough, some of the asking/selling prices for property here has really increased, but it is increasing on speculation, and that is not good.........especially when folks borrow money to buy homes and decide to move away, they owe more on the house than they will ever sell it for...........the value on my home here jumped $30,000 in one year, now can you explain why my property value would increase that much in a one year span, other than the fact that the city needed tax money.

Yeah thats me and what I am telling you is the fact that my property value went up $30,000 from what is was in 2006, so it went up that much in a year.

No..... I do not have it done every year, I did have it appraised this year though when I changed from a ARM to a fixed at SECU. The appraised value of my house in 2006 was $30,000 less than what it is valued at for 2007. You can go check yours online at the city's website and see the difference between the value in 2006 vs. 2007. Go to roanokerapidsnc.com, click on taxes on the menu to the left of the screen, enter your address and it will show you the values for two years, 2006 and 2007. Mine was right at a high $29k and some change difference.

What was the value in 2005? It probably didn't change on paper for 5 years, and just looks like it changed $30k in one year.

I'd have to dig back and see, the difference is in 2007, thats the year they increased by looking at the records online. The online deal only shows a comparison of 2006-2007.
THE CURE

It's not unreasonable for you property to appreciate that much from one evaluation to the next.
